New Home Warranty Coverage

What's actually
covered, and for how long.

Wynnmere Homes is a registered Member Builder with LUX Home Warranty, Atlantic Canada's home warranty program. Every home is enrolled before construction starts. It's a voluntary choice, not a legal requirement in New Brunswick or Nova Scotia.

What's Covered

Two coverage periods, one program.

LUX structures coverage around when a problem is most likely to show up: early workmanship issues in year one, and structural integrity for the full length of the enrolled term.

Year 1

Materials & Workmanship

Covers defective materials and workmanship supplied by the builder, its employees, and its directly contracted trades, up to $35,000, for the first year after possession.

Full Term

Major Structural Defects

Structural elements that affect the load-bearing integrity of the home are covered for the full length of the enrolled warranty term, up to $35,000 per residential unit.

Term Length

LUX offers warranty terms of different lengths depending on what's enrolled for a given project. Confirm the specific term registered for your home directly with us. This page describes the coverage structure, not a guaranteed number of years for every project.

Common Questions

Warranty coverage, straight answers.

Is this warranty required by law?

No. Unlike some provinces where new home warranty is government-mandated, coverage in New Brunswick and Nova Scotia is voluntary. LUX Home Warranty is a private Member Builder program, and we enroll every home regardless of the fact that it isn't required.

What's the maximum coverage amount?

Materials and workmanship coverage in year one is capped at $35,000. Major structural defect coverage is also capped at $35,000 per residential unit, for the full length of the enrolled term.

Is this the same for every builder, or specific to Wynnmere?

The coverage structure itself is set by LUX Home Warranty and applies to every registered Member Builder, not just Wynnmere. What varies is whether a given builder actually enrolls, which is what we mean when we say "enrolled before ground is broken."

Does this warranty cover cosmetic issues?

The year-one Materials & Workmanship coverage is the broadest and most likely to address workmanship and finishing issues. Coverage specifics can vary, so a specific concern is best confirmed directly rather than assumed from this general overview.

Where can I find the official rules, not just this summary?

This page summarizes the coverage structure for general understanding. For the authoritative source, LUX Home Warranty (luxwarranty.com) administers the program directly. It's worth confirming details with them or with us for anything specific to your project.
