Move-In Ready · Moncton and Halifax

Move-in ready,
without the wait.

A quick possession home is built or nearing completion before you buy it: no design phase, no permit wait, just a move-in date. Where that home is shapes what it's like to live in it.

Two Kinds of Quick Possession

Same move-in timeline, different lifestyle.

Location is usually the real decision, not just "how soon can I move in." An infill home and a subdivision home solve different problems, even when both are ready the same month.

01INFILL

Established neighbourhoods, walkable locations.

A new-build home on a lot in a mature, established neighbourhood: closer to downtown, mature trees, walkable to amenities. Land costs more here, and it shows in the price, but the location is one you can't build from scratch in a new community.

  • Walkability, with shops, schools, and transit already established
  • Shorter commute to downtown and established employment areas
  • Mature trees and landscaping a new community won't have for decades

02SUBDIVISION

Growing communities, more space for less.

A new-build home in a developing community on the edge of the city, with larger lots, newer community amenities, and generally more house for the price than an equivalent infill location.

  • Larger lots than established inner-city neighbourhoods can offer
  • More finished square footage for an equivalent budget
  • New schools, parks, and retail planned alongside the homes

Common Questions

Quick possession, straight answers.

Why do infill homes cost more than subdivision homes?

Land in established neighbourhoods costs more than land on the edge of the city, and infill construction often involves tighter lots and more site-specific zoning considerations. That cost shows up in the price, but it buys a location a new community can't replicate.

Which neighbourhoods and communities do you build in?

See the full list of communities we serve on our Areas We Serve section, or book a consultation to talk through what's available in a specific neighbourhood or community.

Are infill homes smaller than subdivision homes?

Often, since infill lots tend to be narrower than new-community lots, but the design maximizes what the lot allows. If square footage matters more to you than location, a subdivision home may be a better fit. That's exactly the tradeoff between the two.

Are subdivision homes lower quality than infill homes?

No. The difference is location and lot size, not construction quality or finishes. Every home follows the same fixed-price, warranty-registered process regardless of which community it's built in.

Is my home covered under warranty?

Yes. Every home is enrolled with LUX Home Warranty, covering materials and workmanship in year one and major structural defects for the full term. See the full breakdown.
